Technical Quality Standard

10-Stage EWI Photo Evidence
Inspection Checklist

The industry standard photographic audit trail for external wall insulation. Structured to meet NSAI Agrément D-IAB-005, SEAI DTSS grant inspections, and 10-year manufacturer warranty sign-offs.

Mandatory Photographic Stages

Each stage must be photographed with verifiable date, time, and GPS coordinates prior to proceeding to subsequent trades.

01

Pre-Works Substrate Assessment

Required to verify substrate soundness, moisture levels, and pull-out resistance prior to insulation bonding.

Existing wall condition photos (masonry, render, brickwork)
Substrate pull-out test readings (min required kN values)
Identification of rising damp, salts, or structural cracking
Removal or treatment of peeling paint and loose substrate
02

Base Track & Starter Rail Installation

Guarantees a level thermal start above DPC and prevents cold bridging and vermin ingress.

Starter rail levelling verification (laser / spirit level)
Mechanical fixing centres (max 300mm spacing)
Expanding foam seal / thermal break tape behind rail
Correct clearance distance above ground / DPC level
03

Adhesive Application & Contact Area

Ensures minimum 40% (or 100% notched) adhesive contact to prevent thermal looping and wind uplift.

Perimeter-strip and dab pattern or full-trowel coverage
Clean board edges free from excess adhesive
Verification of adhesive thickness and open time
Proper substrate wetting / priming where required
04

Insulation Board Stagger & Joint Alignment

Eliminates continuous vertical joints that cause thermal bridges and reflective render cracking.

Staggered brick-bond pattern (min 200mm overlap)
Interlocking corner toothing at all building corners
L-shaped board cuts around all window and door openings (no corner joints)
Tight board-to-board joints with zero adhesive in seams
05

Mechanical Anchor Schedule & Embedment

Proves compliance with wind load calculations and structural Agrément fixing patterns.

Anchor density count per m² (as specified in system design)
Correct edge distance and corner zone increased density
Countersunk anchor heads with EPS/mineral insulation plugs
Flush embedment without tearing or crushing the insulation surface
06

Window Reveal, Cill & Interface Detailing

Over 80% of EWI water ingress failures occur at cills and reveals; strict detailing is mandatory.

Reveal insulation continuity to frame (expanding sealing tape)
Over-cill flashing profile with minimum 30mm projection and end-caps
Drip beads installed at heads of all openings and balcony soffits
Mastic sealants and weather seals at all window frame junctions
07

Fire Barriers & Mineral Wool Bands

Mandatory for Part B / NSAI fire compliance to stop horizontal and vertical flame spread.

Continuous non-combustible mineral wool fire barrier at designated floor levels
Mechanical fixing with stainless steel or metal-pinned fire anchors
Complete 100% adhesive contact on mineral wool fire breaks
Tight abutting joints without thermal or acoustic gaps
08

Basecoat & Reinforcing Mesh Embedment

Mesh must sit in the outer third of the basecoat to provide structural tensile and impact strength.

Wet-on-wet basecoat application with fully embedded mesh (no visible mesh pattern)
Minimum 100mm mesh overlap at all vertical and horizontal joins
45° diagonal butterfly mesh patches (min 200x300mm) at all opening corners
Basecoat thickness measurement check across multiple elevations
09

Primer & Ambient Weather Log

Ensures proper chemical bond and prevents topcoat blistering or colour shading from high humidity or frost.

Dry basecoat moisture check (compliant cure time elapsed)
Uniform primer coat matching topcoat tint specification
Ambient temperature and relative humidity log at time of application
Protection from direct rain, strong sun, and frost during cure
10

Topcoat Finish & Final Handover Inspection

The final barrier against weather; required for warranty certificate activation and client sign-off.

Continuous, uniform render texture across all elevations (no scaffold dry joints)
Perimeter mastic sealing at all pipe penetrations, soil stacks, and rainwater goods
Clean, undamaged aluminium cills, coping stones, and downpipe connections
Post-works photographic panoramic record of all completed elevations

Stop Managing Checklists on Loose Paper

CertFile automatically prompts your on-site operatives for these 10 photos at each project stage, stamping GPS coordinates and generating complete handover packs directly into PDF.
